Indy Habitat’s Devon Creek: A New Chapter in Affordable Housing

INDIANAPOLIS — Habitat for Humanity of Greater Indianapolis is dedicated to building and improving homes for families in need. The organization just broke ground on a new housing project on the northeast side of Indianapolis on Thursday.
It’s called Devon Creek, a new 10-home development, at 46th Street and Millersville Road. The project marks the Habitat for Humanity of Greater Indianapolis’ first “full-scale neighborhood” in 25 years.
Jim Morris, President and CEO of Indy Habitat, emphasized the urgent need for accessible housing solutions, saying land prices in their service area have skyrocketed by over 324% in recent years.
The development will feature a mix of two-story homes:
- Seven homes with three bedrooms and one-and-a-half bathrooms
- Three homes with four bedrooms and two bathrooms
Ranging from 1,250 to 1,450 square feet, each home will include a one-car garage and a welcoming full front porch. These homes are estimated to sell for around $250,000, but a key component of Habitat’s model is offering 0% interest mortgages, making monthly payments significantly more manageable for new homeowners.
Site preparation and groundwork are set to begin this fall, with the construction of homes expected to kick off in the fall of 2026. The plan aims for the first five homes to be ready for families by 2026, with the remaining five completed by 2027. The organization plans to help with 600 homes by 2027, which shows they are committed to getting more families into their own homes.
Abri Hochstetler, Vice President of Development and Communications at Habitat for Humanity of Greater Indianapolis, explained that projects like Devon Creek allow the organization to diversify its approach and serve more families.
